Sun Valley Marketplace II Traffic Impact Study

The NCDOT required that the developer evaluate and mitigate potential traffic impacts associated with the proposed Sun Valley Marketplace II development located at the southwest corners of US 74 and Wesley Chapel Stouts Road (SR 1377) in Indian Trail, North Carolina.  The US 74 corridor has a current average daily traffic volume of over 50,000 vehicles at this location.

DRMP performed the study and provided recommendations to the developer, the Town of Indian Trail and NCDOT. The proposed development includes a 264-unit apartment, an 85-room hotel, a 70,000-SF athletic club, 100,000-SF of self-storage, 36,000-SF of retail and 152,800-SF of office space. The study evaluated existing traffic conditions as well as the traffic conditions likely to occur upon completion of the development. The project also considered two funded NCDOT projects anticipated to be completed prior to the full development build-out – the Monroe Bypass and the US 74 Superstreet Conversion projects. 

The Traffic Impact Study provides a comprehensive understanding of the adjacent roadway network’s current deficiencies, impacts resulting from the proposed development and recommended transportation improvements to mitigate the impacts to the surrounding network and community.
