Woodland Park Redevelopment

The Woodland Park Redevelopment project was developed by a HUD partnership between the Gainesville Housing Authority and Pinnacle Housing Group. DRMP was tasked with providing civil engineering design services for Phase 1 of this 302-unit affordable housing complex. Phase 1 consisted of four buildings, or 96-unit apartments, and a clubhouse.

The client required the engineering design to minimize the relocation of the existing tenants to off-site properties.  The client also requested the existing roadway and utility infrastructure be preserved while adding on-street parking and sidewalks. DRMP met the client’s needs by providing a detailed demolition and construction phasing plan that minimized the off-site relocation of tenants to be less than 10 percent.  A large amount of on-street parking spaces were added within the right-of-way to minimize on-site parking.  Stormwater basins were incorporated within the surrounding landscape to eliminate the need for a master stormwater basin and costly infrastructure upgrades. 

The client saved time and money on construction as a result of the careful engineering and planning provided by DRMP.  The tenants were minimally disturbed and most did not even need to be relocated to off-site residences.
